Hotels - Resorts

Hotels and resorts are the places of fantasy living and it seems no expense is spared to make that image. It's hard for someone like me; a fairly new biz in Nova Scotia, to get to the folks who make the decisions and designs for places like that. I still try, but have come up empty so far. Has anyone else tried, or had any luck in this area? I would think that if we could just get our offerings in front of the right people we'd all be busy.
As a first step in my attempts to crack this market I try the managers of the big name hotels here in N.S. It seems that these guys are just glad to "maintain", get through their careers and retire. No vision or ambition.
Can you imagine travelling to a tropical resort for the winter to "make it pretty"? Whooo! Sign me up!

I did some samples for this resort here in town about 20 minutes away and it all looked good but then I never got a call from this guy. The only thing I could think was he went back to Chicago on emergency because no indication of anything bad and pretty cool guy. I did'nt bother following up after I left a message. Figured they just flat out did'nt want it. He was a superintendant they brought out from Chicago and the owner was in communication with him on the project via email.

That would be the hardest part about dealing with a big company like that...the hain of command.

Motels/hotels are using not fertile ground if you are trying to work with them on a local basis.

First, the local superintendents want to do a lot of things; furthermore, and they seam to have an endless surplus of time, along with an inquiring mind, so they delve into daydream areas in realations to building/renovation improvements. There goal is learn more about material/systems are out there so that they can become more knowledgable in the eyes of the Manager, which rarely produces a crop of business for you.

Next, motel Managers primary goal is to climb the corporate ladder; moving on to a larger, more prestigious, motel/hotel in other location (of course this means more salary to them as well). One of the keys to moving up the ladder is how good of a job he did at keeping occupacy up and maintenance/expenses down (corporate looks at the bottom line net profit at the end of each year). If the Manager can see that a particular capital improvement/renovation (such as you are offering) would bring about an increase in occupancy rate (revenue) than he/she might be inclined to bring it to the attention of corporate office of the motel/hotel chain ... however, in most cases, they look at it as as an expenditure that will effect the bottom line/net annual profits for the motel he/she is managing (so they will not promote it with corporate office).

If you want t go after hotel/motel business, you must start at the TOP of the chain. Send them a letter or introduction in a clear covered portfolio, include some impressive images that portray your decorative concrete skills (before & afters if possible), address it to the person that is in charge/CEO, and clearly state what areas of the State/country you service. Might also do a little homework first by going by the motels within the chain in your area, take some photos of unadorned/worn areas that are in a state of dis-repair... then make your suggestion, appealing perhaps including images of what it would look life after if they contracted you to create a new/appealing surface for them); this can be easily done if you have software to produce then (being those that you can take a phone, load it into your computer, than impose over it your design/in full color/pattern/etc such as with Depiction Software program), then print out and include it in the portfolio you have sent the corporate motel/hotel manager ... the can then see how what you offer would increase their properties curb appeal which would result in the motel having a more cared for appearance and bring in more guests (increased profits/room occupancy).

If you want to go after commerical business, you would do much better prospecting with local property management companies that oversee/manager numerous apartments (again, get the name of the person in charge and follow through as above) or local condominium associations (same goes). By improving apartments, residency will go up since this is where people live (not just guests through town as is the case with motels/hotels) ... as for condominium associations it increases the value of every occupants condo unit if the common areas used by all have a custom designed decorative appearance.
