Short story version:
Commercial acid stained floor where building company insisted on buying product because they could save a whole $100 over us buying it instead.
We told them that we'd heard the Chem-Coat (xylene based) sealer they were thinking of purchasing was pretty good, but that we had never used it.
Anyway, had to stain twice because the pores in 4500psi concrete was so tight. We neutralized and cleaned really well and sprayed 2 coats sealer - looked good - perfect.
Morning comes and the sealer has separated into alligator skin looking patches all over the place. Have gone in about 3 times and done basically whole floor wiping out thick places with xylene and redoing the sealer. Would look perfect, but in the morning, same issue.
Last night, sanded, cleaned with xylene more and resealed - looked perfect - have pictures and this morning - same problem - alligator skin.
What in the world?
Of course, Chem-Coat has no solution except buy cheap bedsheets, spread them out on floor, spray with xylene, let sit a few minutes and pull them up along with all the sealer currently on the floor. That sounds terribly suspect to me and like a worse disaster waiting to happen.
After another conversation with (basically a secretary) at Chem-Coat this morning discover that she's heard if sealer has been on shelf too long or frozen, it will separate when applied. Hmmm....
Really, y'all help me out here. This is a bad one and we don't want to walk away from the other half of the money we're owed although I don't really feel that product failure is my responsibility since I didn't provide the product. Eh?
